In what may be a first for the UK, a cross-laminated timber pavilion designed as a marketing suite by shedkm has been deconstructed, transported to London and rebuilt as a community space and café in the forecourt of Common Project’s Zodiac development in Croydon, also with shedkm. Our engineering interns paid a visit earlier this year to see the reconstruction process, carried out by ConstruktCLT.
To enable the reassembly — with some architectural modifications, such as the addition of a kitchenette — we did a geotechnical assessment and structural calculations to make ensure the pavilion’s continuing stability, and it’s connection’s strength – some of which had to be modified and added to, to ensure good waterproofing details. None of the anticipated issues with the original screws materialised, as the partially threaded original screws were found to be easily removed.
Although it has no insulation, the CLT’s thermal properties — and as the pavilion is classified as low energy demand — mean that it meets the required U-values.
